Improve Property Value By Adding New Jersey Decks

By Jeanette Riggs

When looking for a home improvement project that can increase one's home value with a low investment, homeowners should consider adding New Jersey decks. Even as the home market was in a downward spiral a few years ago, owners found that by providing outdoor living space helped their homes to maintain or even increase in value. Today, as the economy is in recovery, they can easily expand one's space with this cost effective option.

It is estimated that greater percentage of the cost of adding a deck can be recovered in resale than the addition of a family room or remodel or a bedroom or bathroom. In some cases, the owner may receive a dollar for dollar increase in valued. If planning to keep the home for a while, the deck is the most effective way to increase one's living space.

Homes where the kitchen has become the gathering place to visit with a host while the meals, snacks or drinks are prepared, find the outdoor space can increase many of their entertaining options. In addition to installing an outdoor kitchen to increase work areas the space allows all to enjoy fresh air. The structure can help to eliminate some of the indoor congestion.

The building costs of outdoor spaces is lower than those of room addition for one's house. The deck extends the living space without adding walls, wiring, roofing or insulation. In addition, there is no need to upgrade the mechanical equipment with this addition. Built in furniture, a barbecue, refrigerators and sinks can easily be added.

The cost of adding a deck to the home is generally about one third to one half that of adding a new room. Additionally, once the structure has been completed, they do not generally add to the heating or cooling costs of the home. To extend the time the space is enjoyable; however, the owner may choose and outdoor fire pit, fireplace or propane space heater.

There are other ways to add outdoor living spaces than just by adding a deck. If the lot is flat and not conducive to a deck, a patio may be a better option. By adding privacy screening to the area it is possible to create intimacy to the outdoor living space. In other locations, adding a gazebo can provide a private reading room to increase living space.

It is essential to take care of this new outdoor space. Keep it swept clean of dirt, leaves, pine needles and debris. Be sure the spaces between the boards are also kept free of debris that can hold moisture and cause rot. A mild oxygen bleach solution can help to keep the wood clean and free of mildew. It is much less harmful to the boards than chlorine bleach.

If the home is starting to feel a little cramped, it may be time for an expansion. Adding New Jersey decks to your home can increase one's living space with a lower investment. Owners may want to consider adding deck heaters or fireplaces to allow them to enjoy this expansion of their living space earlier in the spring and later in the fall.
